Why should I use Rudy Title?

- We can close transactions anywhere in Tennessee. We will come to your office or even to the customer’s residence.
Any advice when sending a contract to you?
- Fill in all the blank spaces, using N/A where applicable.
- Fill in the legal description if possible. On new constructions, a lot number and subdivision name are always necessary. Please do not forget the county.
- If the seller’s name and the name of the record title-holder differ, indicate that on the contract. If you have access to documents that will clarify or resolve the discrepancy, provide them with the contract.
- If the contract is extended, be sure to have all parties sign an addendum to prevent the contract from expiring. Provide a signed copy of the extension as soon as possible.
- Be sure to notify us of your commission percentage or amount.
- Have all parties sign the contract and initial any changes. Print the names of all parties.
- If you are the Listing Agent, provide information on any mortgages (including Lenders' names and account numbers), homeowners' association information, sellers’ phone numbers, and social security numbers.
- If you are the Selling Agent, provide borrowers’ phone numbers and information on lender and homeowner’s insurance if available.
What items will need to be satisfied prior to closing?
The purpose of a title search is not only to tell us who holds title to the property but also to reveal all matters affecting the title. For example:
- Outstanding mortgages
- Judgments
- Tax Liens
- Bankruptcies
- Unpaid child support
- City and County taxes
- Unreleased mortgages
